Our story

From predictive maintenance to permanent infrastructure.

Al Khairi Development Sdn Bhd was incorporated on 11 September 1995, originally trading as Kesan Citra Sdn Bhd. The first mandate was narrow and technical: provide predictive maintenance services to industrial clients who could not afford unplanned downtime. That discipline — measure first, then intervene — never left the company.

The move into civil construction came from the same instinct. Clients kept asking us to fix the structures around the plant we were monitoring, and it became obvious that the failures we were diagnosing had usually been designed or built in years earlier. We took the licence, took the grading, and started building the assets ourselves.

Today the company holds CIDB Grade G7 and PKK Class A registration, which places no ceiling on contract value, and delivers primarily for Federal and State Government agencies, utilities and statutory bodies. Power and energy remains our deepest specialisation; roads, water and public buildings make up the balance of the order book.

We are deliberately mid-sized. Large enough to self-perform earthworks, concrete structures and building works without subletting the critical path; small enough that the people who sign the tender are the same people who walk the site.

Three decades in, the assets we completed in our first ten years are still in service — and several are still maintained by us.

How we got here.

Six turning points that changed what the company was capable of taking on.

1995

Incorporation as Kesan Citra

Founded to deliver predictive maintenance and condition monitoring to industrial and utility clients in the Klang Valley.

2003

First civil works contract

Transition from maintenance services into direct construction, beginning with foundations and containment structures for utility clients.

2008

Rebranded Al Khairi Development

Company renamed and repositioned as a civil engineering contractor, with PKK Class A registration secured for government work.

2014

CIDB Grade G7 attained

Unlimited contract value ceiling, opening access to major transmission, highway and treatment plant packages.

2019

ISO 9001 & OSH systems formalised

Quality and safety management systems certified, with inspection-and-test plans embedded as the default delivery method on every site.

2023

275/132kV intake substation delivered

Largest single package to date, handed over 34 days ahead of programme with zero lost-time injuries across 1.2 million man-hours.

Dato’ Seri Mohd Khairi Bin Dato’ Mat Jahya

Dato’ Seri Mohd Khairi received his early education in Perlis before continuing his studies across the Middle East, notably in Lebanon and Saudi Arabia. He began trading in the region at a young age and built durable relationships with established Middle Eastern business houses.

Returning to Malaysia, he channelled those relationships into real estate and direct investment between Gulf capital and Malaysian government-linked projects. He founded the business that became Al Khairi Development in 1995 and continues to chair the company’s tender board.

Within Al Khairi Development specifically, his mandate is commercial: which contracts the company pursues, at what margin, and against which balance-sheet exposure. He is fluent in Arabic and Malay and represents the company at Federal and State agency level.

Nik Shazni Farhan Bin Dato’ Hj Nik Mohammad Shah

Educated at Malay College Kuala Kangsar, Nik Shazni Farhan read Automotive Engineering at the University of Applied Sciences Esslingen in Germany, then completed a master’s degree in Motorsport Engineering at Oxford Brookes University in England.

Before joining the group he was a Research & Development Engineer at Proton Holdings Berhad, where he worked inside a tolerance-driven engineering culture that he has since carried onto construction sites — specifications are met as written, or the variation is documented and priced.

He owns delivery end to end: programme, plant, site organisation, and the inspection-and-test regime that produced a 98.4% first-time pass rate on our most recent transmission package.

Ir. Ahmad Ridzuan Bin Abdul Halim

A professional engineer registered with the Board of Engineers Malaysia, Ir. Ahmad Ridzuan holds a degree in Civil & Structural Engineering from Universiti Teknologi Malaysia and has spent twenty-six years in heavy civil construction, sixteen of them on utility and transmission infrastructure.

He is the company’s signing engineer on temporary works and the internal check on every foundation and retaining solution the company proposes. The bored-pile redesign on our Selangor intake substation — approved without an extension of time — was carried under his authority.

Puan Sharifah Nadiah Binti Syed Omar

A chartered accountant and member of the Malaysian Institute of Accountants, Puan Sharifah Nadiah spent nine years in audit and advisory before moving into contracting, where she has led commercial and finance functions for the past twelve.

She controls cost planning, contract administration and cash flow across the order book, and chairs the monthly cost-value reconciliation that keeps every live project honest against its tender allowance.
